The City of Napa allows two types of Vacation Rental Permits under Municipal Code Section 17.52.515: Non-Hosted (owner not required to reside on-site) capped at 41 permits and transferable, and Hosted (owner resides at the unit and sleeps there while renting; max two bedrooms rented for transient occupancy) capped at 60 permits and non-transferable. A vacation rental is any rental for fewer than 31 days. New applications and wait list submissions are only accepted during advertised submittal periods. No applications are accepted until permits become available and the respective wait list is exhausted. Note: this covers the City of Napa only; unincorporated Napa County has separate rules.
