You do not need an account to look up a market. Searching an address and reading the rules for that jurisdiction is free and always will be. An account is what lets you track a specific property over time.
Type any US address on the homepage. We work out which government actually binds that parcel, which is not always the city on the mailing address, and show you what that jurisdiction requires.
Adding a property is what turns a lookup into something we keep watching. Your first property is free, forever, with no card. We resolve the parcel, pull the rules that apply to it, and build a checklist specific to that address.
Each item says what is needed, who issues it, and what it costs. Record license numbers and expiration dates as you go, and upload proof of anything you complete.
Once a property is monitored we watch its jurisdiction for ordinance changes, council agendas, and enforcement activity, and tell you before a change costs you something.
Connecting your PMS
If you run your properties through a property management system, connect it instead of typing addresses one at a time. Your properties import with their addresses already filled in, and you choose which of them to monitor. Nothing is monitored, and nothing is billed, until you select it.
We read your property records only. We do not read guests, bookings, messages, or payments, and we never write anything back into your PMS. You can disconnect at any time, from your side or ours, and the properties you have already worked on stay in HostReady.

Checklist and evidence
Every property gets its own checklist, built from the rules that actually apply to that address rather than a generic template. Items cover licensing, inspections, tax registration, safety requirements, and anything else the jurisdiction requires, each with the issuing authority and a link to the source.
Record a license number and expiration date on the relevant item and we will remind you before it lapses, at 60, 30, and 7 days out. A jurisdiction that requires several separate credentials, a business license as well as a short-term rental permit for example, gets a separate item for each, so every one has somewhere to record its number and its own renewal reminder.
Upload a permit, a receipt, or an inspection report against any item and it is stored in your evidence vault. Files are private to your account and reachable only through short-lived links we generate for you.
Your progress is never overwritten. When a jurisdiction changes its rules we regenerate the checklist, but completed items, license numbers, and expiration dates are carried across untouched. An item whose topic disappears is archived rather than deleted, and comes back if the requirement returns.
Monitoring and alerts
For every market where you monitor a property we watch the jurisdiction's own publications, council and commission agendas, state legislation, and enforcement activity. When something changes that affects one of your properties we re-score it and tell you what moved and what to do about it.
Alerts arrive in the app, by email, and by SMS, and you choose which channels you want under Settings. The monitoring tab on each property keeps the full history, so you can see what has changed in a market since you took it on.
Monitoring runs on properties you have selected. A property you pause stays in your account with its checklist and evidence intact; it simply stops being watched and stops occupying a seat.
Certificates and reports
Each property can produce a shareable compliance certificate: its status, the checklist summary, and the citations behind every rule. It is a link, so an owner, a lender, an insurer, or a city can open it without an account.
The certificate distinguishes what you have documented, meaning you uploaded evidence, from what you have attested, meaning you marked it done. That distinction is deliberate. A document that claims more than you can show is worth less than one that is precise about it.
Reports are also available as a PDF from the property page, and a one-time compliance report can be bought for a single address without a subscription.
Plans and billing
Market research is free and needs no account. Your first property is free forever, with no card. You pay when you want more than one property monitored.
A seat is a monitored property, not a person. Adding a teammate to your workspace is free, and they work on the same properties under the same plan.
Upgrades take effect immediately and are prorated. Downgrades take effect at the end of your billing period, and if you are monitoring more properties than the new plan allows you choose which to keep. The rest are paused, never deleted.
Full pricing is on the pricing page, and you can change or cancel your plan yourself from Settings.
Where the data comes from
Each rule we show links to the government page it was read from, and to the exact sentence on that page. If a fact is not backed by a source we have proven, we do not show it. A market we are still researching says so rather than guessing, and a rule we cannot yet prove is left blank rather than filled with something plausible.
Where a city has no ordinance of its own we compose the answer from the county and then the state, and say which layer each fact came from. Where two sources disagree we flag the conflict rather than quietly averaging them.
We are honest about the limits. Our checks are good, not infallible, and rules change between our checks. Treat what we show as well-sourced and current rather than as legal advice, and use the citation to confirm anything you are about to spend real money on. If something looks wrong, use the flag button on the property page and we will trace it.
