STRs are permitted in all Mixed-Use, Activity Center/Corridor, Commercial Zoning Districts, and the Employment Campus District per Ord. 2025-107. In residential zoning districts, STRs are generally restricted to parcels fronting on streets with four through lanes classified as Major Arterial, Minor Arterial, or Collector. However, Ord. 2026-013 (approved March 3, 2026) exempts owner-occupied dwelling units in residential zoning districts from the four-lane street requirement.
Licensing and Permits
Columbia requires hosts to obtain an STR license or permit before listing their property on platforms like Airbnb or VRBO. An inspection is required as part of the permitting process.
Enforcement
Columbia has medium enforcement of STR regulations. Operating without proper licensing or failing to comply with local regulations can result in citations, fines, and potential loss of your permit.
