HostReady
Built for a portfolio: the properties arrive from the PMS, the plan is priced by seat, and the team shares one workspace.

- Every published fact links to its government page (13,468 and counting)
- One line per credential, with renewal reminders and an evidence vault
- Daily monitoring for ordinance, legislation and enforcement changes
- 5 live PMS integrations, plus a public API and MCP server
- First property free, no card
A manager's problem is not one address, it is forty addresses across nine jurisdictions that all move independently. HostReady connects to Track, OwnerRez, Hostfully, Hospitable and Lodgify and pulls the portfolio in, resolves each property to the government that binds it, and scores every one: eligibility, licence status, next action, risk. The dashboard filters by risk, market and needs-attention, so the morning question is "which three need me today". Coverage is 1,090+ US cities and counties, so a portfolio spread across small beach and mountain towns is covered, not just the metros.
13,468 published facts, read from 2,032 government pages, each one linked to the page it came from. That includes a cited licence requirement in 482 markets, a cited licence fee in 307 and a cited maximum fine in 257.
Each property carries its own checklist with one line per credential, renewal reminders, an evidence vault and a shareable certificate for an owner or a city. Team members join one workspace under the owner's plan; seats count properties, not people, so adding a colleague is free. Monitoring runs on every market in the portfolio and alerts land per property.
Plans are flat by seat count, not per property: $49 a month for 5 properties up to $1,249 for 250, self-serve, with larger books by contract. A platform that would rather build its own screen uses the public API, billed per answer with misses free.
- Best for
- A manager whose portfolio lives in a PMS and spans more than one jurisdiction.
- Limitation
- US only. HostReady does not file or remit lodging tax. Verification is automated: a fact that cannot be matched to a government page is hidden rather than shown, so a newly added market can display fewer facts than a hand-written guide until the sources are read. Parcel-level zoning depends on the jurisdiction publishing its permitted districts.
