Per Carefree Ordinance Number 2022-03, short-term/vacation rental owners must obtain and maintain an annual Town license for each Carefree property. This is in addition to obtaining a Transaction Privilege Sales Tax (TPT) license from the Arizona Department of Revenue and completing Maricopa County requirements. The entire property must be rented as a whole; accessory buildings (such as guest houses) may not be rented separately from the main building.
Licensing and Permits
Carefree requires hosts to obtain an STR license or permit before listing their property on platforms like Airbnb or VRBO.
Enforcement
Carefree has high enforcement of STR regulations. Operating without proper licensing or failing to comply with local regulations can result in citations, fines, and potential loss of your permit.
