Hosts of Type 1, 2A, and 2B STRs must occupy the dwelling unit as their primary residence, defined as residing there a minimum of 70% of the calendar year, and must certify this annually. Type 3 STRs (entire home rentals not owner-occupied) have been prohibited for new applicants since December 14, 2023, though Legacy Type 3 STRs with active permits before that date may continue operating under specific conditions. STR type eligibility also depends on the zoning district, with the new RA district (effective February 1, 2026) only allowing Type 1 STRs.
Licensing and Permits
Bozeman requires hosts to obtain an STR license or permit before listing their property on platforms like Airbnb or VRBO. An inspection is required as part of the permitting process.
