Enter an address and it resolves which government binds the parcel (a mailing address is not a jurisdiction), reads that jurisdiction's rules, and returns eligibility, the licences and permits involved, the lodging-tax obligations, and a parcel-level zoning verdict where the jurisdiction publishes its permitted districts. Coverage is 1,090+ US cities and counties.

13,468 published facts, read from 2,032 government pages, each one linked to the page it came from. That includes a cited licence requirement in 482 markets, a cited licence fee in 307 and a cited maximum fine in 257.

For each property it generates a compliance checklist with a licence number and expiry field per credential (a business licence, an STR permit and a tax registration are tracked as three lines, not one), sends renewal reminders, stores evidence for an audit, and produces a shareable certificate that separates what is documented from what is only attested. Jurisdictions are re-read on a schedule and monitored for ordinance and enforcement changes; a host gets an alert when a rule that binds their property moves.
