Here is the part that matters most right now, when every tool on earth is bolting an AI chatbot onto the front page.
The problem with AI is not that it uses AI. It is what the AI is allowed to do. Most tools let AI generate the answer. You ask "can I rent this place," a model writes a confident paragraph, and you are trusting the model's imagination. That is where the hallucinations live. That is where a made-up fee or an invented rule sneaks in wearing a straight face.
HostReady uses AI the other way. AI is our research assistant, not our oracle. It reads real government sources and finds the facts, but it is never allowed to be the source of truth. Every single fact has to trace to an actual government citation, and a verification step throws out anything the AI cannot back with a literal quote from the real page. On top of that, the scoring behind your compliance status is deterministic. The same property always produces the same result, with no model improvising in the middle. It is a method we care enough about that we have filed to patent it.
We do not ask AI what the rules are. We make it prove it, with a link to the source, or we throw the answer away.

Broad: wherever you host, we cover it
Hosts do not operate in one tidy market. You have a condo here, a cabin there, a beach place your sister manages. This is the part that trips up every shallow tool. "The rules for Austin" is not a real thing. So we do not stop at your city. We resolve compliance down to your specific property, because that is the only altitude where "are you allowed to rent this" has a real answer.
Current: we watch the rules so a change does not reach you as a fine
A regulation is only useful if it is today's regulation. We monitor the jurisdictions our hosts operate in, and when a rule changes, a new license requirement, a tightened cap, an enforcement push working its way through a council meeting, you hear it from us. Early. While you can still do something about it, instead of finding out from a letter with a dollar amount on it.
That is the difference between a database and a watchdog. Anyone can hand you a snapshot of last year. We tell you what changed this week.
Honest: we show our work, on purpose
Here is the thing nobody in this space likes to admit. Compliance data is messy. Ordinances contradict each other. Cities bury the real rule in a PDF from 2019. Any tool that claims to be flawless is not telling you the truth.
So we do not claim flawless. We claim something better and rarer. We show our work. Every fact carries its citation, so you are never trusting a black box.
